Not every occasion requires a full report. Three forms differ in depth, binding effect and duration. A short report comprises ten to 25 pages, is limited to the essential assessment procedure and contains a brief justification. It usually takes three to four weeks to complete the documents and costs between 600 and 1,500 euros. It can be used for internal purposes, for banks for loan-to-value checks or for private sales between mutually agreeing parties.

A full report comprises 40 to 120 pages, documents at least two valuation procedures, contains a complete market analysis, a justification of the property interest rates, an appendix with all documents and a CV attachment of the expert. It takes six to twelve weeks and costs one to two percent of the market value, capped by the fee schedule of the respective association. Only the full report can be used without restrictions in the tax office, family court and probate court. An expert opinion is the narrowest variant, often only three to seven pages, and answers a narrowly defined technical question. Which documents you should obtain before placing the order
